The Maintenance Specialist I works 8 to 5 Monday thru Fay. However, the Facility Maintenance Department proes 24/7 /365 shift rotational coverage in support of two Health and Specialty Care Systems (HSCS) facilities; the San Antonio State Hospital (SASH) & the State Supported Living Center (SSLC). Accordingly, occasional changes to this schedule (including regularly scheduled days off and regularly scheduled hours) are required and may occur with minimal notice. Where possible, rotation of on-call and shift coverage is evenly distributed among all technicians. Will be required to respond to the Facility Maintenance Department s Emergency Preparedness Response Team 24/7 /365. Maintenance Specialist I (General Maintenance) performs assigned work at the Facility Maintenance Department serving SASH and SSLC. Maintenance Specialist I performs semi-skilled routine entry-level building general maintenance, repair, adjustment and construction work in the basic trades to ensure that facilities are properly maintained, meet hospital standards requirements of the Facility Maintenance department serving the San Antonio State Hospital (SASH) and the San Antonio State Supported Living Center (SASSLC). Duties may include a variety of trades/areas (i.e., carpentry, painting, plumbing, electrical, grounds, HVAC, fire safety/life safety and locks. Will execute and perform work orders in a timely manner as assigned by the supervisor. Reports directly to the Team Supervisor for work and job assignments. Work involves assisting in maintaining and repairing buildings, utility systems, and stationary equipment and operating motorized equipment. Works under close supervision, with minimal latitude for the use of initiative and independent judgment. Performs preventive and routine maintenance to proe continuous, uninterrupted services to proe a safe , operating condition for patients receiving services, staff, and public visitors. Resolves immediate operational and/or safety concerns without haste. Performs a variety of entry-level building maintenance and construction work, including troubleshooting, maintenance, modification, and repair work in assigned maintenance operations areas in the following trades: air conditioning and heating systems, refrigeration, boilers, carpentry, electrical, fire safety, grounds, painting, plumbing, and performs related work as required. This position is required to drive a state-owned vehicle. Essential Job Functions: 1. Attends work on a regular basis and may be required to work a specific shift schedule or, at times, even a rotating schedule, extended shift and/or overtime in accordance with agency leave policy and performs other duties as assigned. 2. Performs routine daily after normal business hours repairs based on general maintenance requirements, to ensure urgent requests for repairs are made within 24 hours. Operate, maintain, repair, replace, preserve, and proe service necessary for the buildings, site, equipment, and utility systems required for conducting the programs of the facility. Services must be continuous, effective and epass all buildings, grounds and systems of the facility or campus. 3. Repair facilities structures, systems andponents, including performing minor repairs to building plumbing, low-voltage, and line voltage electric systems, door hardware, windows, glass, doors, air conditioning and heating, fire and life safety protection/equipment systems, sprinkler systems, and assisting in structural and roof inspections. 4. Performs preventative maintenance for building systems ( exterior envelopes and interior ceilings, floors, walls, windows, finishes and hardware, keys, panel alarm hardware, etc.), plumbing, electrical (lights, light tube changes, ballasts, outlets, circuitry, electrical panels), and mechanical systems including controls, pump and motors. 5. Performs preventive maintenance procedures on basic level systems and equipment to facilitate uninterrupted service and to ensure safe and reliable operation of equipment. 6. Accounts for personal tool inventory by following departmental procedures to ensure safety of patients and employees. 7. Performs other tasks assigned. 8. Other duties as assigned include but are not limited to actively participating and/or serving in a supporting role to meet the agency s obligations for disaster response and/or recovery or Continuity of Operations (COOP) activation. Such participation may require an alternate shift pattern assignment and/or location. Knowledge Skills Abilities: 1. Coordinate repair work with area supervisor and other relevant agency staff, ensuring maintenance work orders are up-to-date, accurate and proe written notification of repairspleted. Ability to perform high quality repair and maintenance tasks in all areas assigned. Assist with renovation projects and preparations for new projects. Ability to work with ladders, hand/power and pneumatic tools and other equipment at work sites. 9. Ability to monitor facilities and equipment for damage and unsafe conditions and proe upkeep and repair as needed. 10. Ability to participate in staff meetings and trainings, as assigned. Effectivelymunicate with other maintenance technicians and management staff members. 11. Ability to perform proper methods, techniques and procedures in maintenance duties. 12. Ability to follow instructions and plans in written and oral form. Read and interpret blueprints, schematics and drawings. Communicate faults, malfunctions and workplace hazards, prepare reports and maintain operational records. Comprehend and apply task instructions. Physical and environmental requirements: 1. Occasional stooping, standing, crawling, frequent sitting, walking, kneeling and reaching. 2. Heavy physical force is required (exerting 50 to 100 pounds of force occasionally, or 25 to 50 pounds of force frequently, or 10 to 20 pounds constantly to move objects). 3. Visual acuity required forputer operation and inventory management functions. 4. Ability to speak and hear is required to effectivelymunicate with vendors and hospital staff. 5. Manual dexterity is required forputer operation and various annex warehouse maintenance and distribution processes of equipment. 6. Ability to effectively work in a high stress environment. Registration or Licensure Requirements: Must possess va Texas driver’s license or obtain it no later than 90 days after hire date.
